Rent Ready Standards

Every property we bring onto our rental program meets certain standards: clean, safe, and well maintained. That is what attracts high quality tenants, minimizes vacancy, and keeps you compliant with the law.

Interior standards

  • The home is clean and free of all personal items. Nothing is left at the property.
  • The home is structurally sound, with all mechanical systems and fixtures functioning as designed and a roof free of leaks.
  • All light bulbs are present and working.
  • Flooring, paint, doors, hardware, cabinets, and counters are serviceable.
  • Smoke detectors are present and functioning.
  • Carbon monoxide detectors are present and functioning in homes with gas appliances.

Exterior standards

  • The lawn and landscaping are neat and trimmed.
  • There is an unobstructed path to the front door.
  • Exterior light bulbs are present and functioning.
  • Exterior doors and windows open, close, and lock.
  • Any gates open and close.
  • The garage is free of personal items. Anything left is bolted to the wall or otherwise part of the house.

My property meets the standards. What's next?

  1. 1Professional photos are taken, and the listing is activated on the MLS and distributed to all major rental sites.
  2. 2Incoming calls and inquiries are handled, and showings are arranged.
  3. 3Applications are accepted and screened through a thorough background and credit check process.
  4. 4We prepare the lease, owner and tenant sign, and the tenant submits the deposit through the website.
  5. 5Before the tenant takes possession, we take a video of the condition of the property and encourage the tenant to do the same. The tenant is expected to return it in that same condition, allowing for normal wear and tear.
  6. 6The deposit is forwarded to you, the tenant moves in, and the lease begins. Rent is deposited into your account automatically each month, and we stay the point of contact for the renter.

We'll tell you exactly what's needed and help you get there. The standards exist so properties rent faster, to better tenants, at a better price. They aren't a barrier to working with us.
