This website is operated by Gold Palm Homes, a licensed Florida real estate brokerage (DBPR License # CQ1074636). Tampa Bay Rentals is its property management division. Using this site means you accept these terms.

It exists to describe our property management services and to let property owners request a free rental analysis. It is marketing and information. It is not an offer to enter into a contract, and submitting a form does not create a management agreement between us.

The rental analysis is our professional opinion of what a property might rent for, based on comparable properties and current market conditions. It is prepared by a person, not generated automatically.

It is an estimate, not a guarantee. Actual rent depends on the condition of the property, the time of year, how it shows, and what the market does next. Nobody can promise a number in advance, and we would be suspicious of anyone who did.

It is provided free and with no obligation on either side.

Two promises on this site are commitments we hold ourselves to from the moment you contact us:

• We respond to every owner enquiry within 24 hours, from a real person.
• We will tell you plainly what we think, including when the honest answer is that you should wait, or that we are not the right fit.

Other terms described on this site, including the 10 percent management fee, the one month placement fee, the $250 lease renewal fee, the $250 repair approval threshold, and the ability to cancel at any time without fees, are the terms we offer. They become binding obligations under a signed management agreement, and that agreement governs if anything on this website ever conflicts with it.

Pricing and terms described here may change. The agreement you sign is what applies to you.

We comply with the federal Fair Housing Act and Florida fair housing law. We do not discriminate in the rental, marketing, or management of housing on the basis of race, color, religion, sex, disability, familial status, or national origin.

All properties we manage are offered on an equal opportunity basis.

Please do not:

• Submit false information, or submit someone else's details without their permission
• Use automated tools to submit forms, scrape the site, or attempt to overwhelm it
• Attempt to gain access to areas of the site that are not public
• Copy our content for use on another property management website

Tenant and owner portals, rent payments, applications, and maintenance requests are handled in Buildium, a separate service with its own terms and privacy policy. No payment ever happens on this website. We do not collect card numbers or bank details here.

We are not responsible for the content or practices of any site we link to.

The text, design, and images on this site belong to us or are used with permission. You may read, print, and share pages. You may not republish our content as your own.

We work to keep this site accurate and available, but we provide the website itself “as is”. We do not warrant that it will be uninterrupted or error free, or that every piece of information on it is current at the moment you read it.

This limitation is about the website. It does not limit the obligations we take on under a signed management agreement.

To the extent permitted by Florida law, we are not liable for indirect or consequential losses arising from your use of this website. Nothing here limits any liability that cannot lawfully be limited.

These terms are governed by the laws of the State of Florida, and any dispute will be handled in the courts of Hillsborough County, Florida.

We may update these terms. The effective date at the top shows when they last changed.
