Brandon sits about 11 miles east of downtown Tampa, where I-75, the Selmon Expressway, and State Road 60 meet. That location is what fills rentals here. Tenants work in Tampa and at MacDill Air Force Base, and they want a yard, a garage, and a school they chose on purpose.

What houses rent for in Brandon

Three-bedroom houses in Brandon have been renting for roughly $2,000 to $2,500 a month through 2026, with the average sitting near $2,200. A fourth bedroom, a pool, or a fenced yard pushes toward the top of that. Townhomes and older two-bedroom houses sit below it.

The range is wide because Brandon covers a lot of different housing. A 1,400 square foot house from 1978 and a 2,400 square foot house in Providence Lakes are different products, and they attract different tenants.

Condition moves the number more than size does. The kitchen, the bathrooms, how old the air conditioner is, the school zone, and whether you allow pets will each change your rent by more than another hundred square feet will.

Managing rentals in Providence Lakes, Bloomingdale, and Brandon's other neighborhoods

Brandon is a collection of subdivisions rather than one neighborhood, and they rent differently.

  • Providence Lakes, central and master planned, with lakes and a mix of townhomes and four-bedroom houses. HOA dues run a few hundred dollars a year.
  • Bloomingdale, on the south side, quieter and zoned to Bloomingdale High School, which parents ask about by name.
  • Heather Lakes, Brandon Brook, and Hickory Lakes, established single-family streets that make up much of the middle of the rental market.
  • The Willows and Lakemont, older and smaller, where a renovated kitchen separates one listing from the next.
  • Random Oaks and Brentwood Hills, out toward Valrico, with larger lots.

Most of Brandon has no CDD

If you have read anything about the newer Tampa Bay suburbs, you have run into CDD fees. Brandon mostly does not have them. Its houses went up before community development districts became the normal way to pay for a new subdivision, so the assessment that adds $125 to $250 a month in Riverview or Wesley Chapel is usually not on a Brandon tax bill.

HOA dues here tend to be modest where they exist at all. A few hundred dollars a year is common, rather than a few hundred a month.

For you that means fewer fixed costs coming out of the rent. It also means your house competes against newer houses a few miles south that come with a pool and a clubhouse, so condition matters more here than it does there.

Older houses, and what your insurer will ask

A Brandon house built in 1985 is 41 years old this year. That is ordinary for the area, and it is also the thing most likely to complicate a landlord policy.

Florida law is specific about roofs. An insurer cannot refuse to write or renew a policy because of roof age alone when the roof is under 15 years old. Once a roof reaches 15, you can pay for an inspection, and if it shows five or more years of useful life left, age by itself is still not a reason to turn you down (section 627.7011, Florida Statutes).

Find out how old your roof is before you list the house. Replacing one with a tenant living under it is slower and costs more than doing it while the house is empty.

If your HOA has rules about renting

Some Brandon associations limit how soon you can rent after buying, or cap how many houses in the neighborhood can be rentals at one time.

Florida changed this in 2021. A rental restriction adopted after July 1, 2021 applies only to owners who took title after it passed, or who consented to it (section 720.306(1)(h), Florida Statutes). If you have owned your house since before that date, an amendment passed later probably does not bind you. Associations with 15 or fewer homes work under different rules.

How long does it take to rent a house in Brandon?

Price and condition decide it. A house priced at the market and ready to show leases faster than one that needs work or is priced above what comparable houses are getting. We will tell you before we list what we think it will take, and what would shorten it.

I live out of state. How do repairs get approved?

Anything over $250 comes to you for approval before we spend it. Below that we handle it, so a running toilet does not wait on an email from another time zone.

What do you charge?

One month's rent to place a tenant, 10 percent of the rent each month to manage, and $250 when an existing tenant renews. There is no management charge for the months your house sits empty.

Will I lose my homestead exemption if I rent the house out?

Renting your homestead out long term ends the exemption, and the property tax bill usually goes up the following year. It is worth knowing that number before you decide, and we will work it out with you.

Do you manage townhomes and condos in Brandon, or only houses?

Both. The difference is the association, because a condo or townhome board can add approval steps and fees that a single-family street does not have. We check that before you sign anything.
