Property Management in Land O' Lakes, FL
Land O' Lakes sits 20 to 25 miles north of downtown Tampa in central Pasco County, on US 41, State Roads 52 and 54, and the Suncoast Parkway. It took its name in 1950 and absorbed the older settlements of Denham, Ehren, and Gowers Corner, which is why parts of it feel considerably older than the communities along the highways.
What houses rent for in Land O' Lakes
Three-bedroom houses here have been renting at about $2,150 to $2,300 a month, which is the lowest of the areas we cover. Four bedrooms, lake access, and acreage go above it.
That figure hides the split described below more than it describes the market. A townhome in Ballantrae and a lakefront house on an acre are both Land O' Lakes.

Managing rentals in Connerton, Bexley, and around the lakes
- Connerton, off US 41, built on 4,000 acres with more than 2,000 of it kept as conservation land.
- Bexley, off State Road 54, newer, with the strongest access to the Suncoast Parkway.
- Ballantrae, about a thousand homes off State Road 54, townhomes as well as houses.
- Lake Padgett Estates, the classic side, with larger lots, mature trees, ski lakes, docks, and equestrian sections.
- Wilderness Lake Preserve, off US 41, resort-style with a lodge and a dock.
- Angeline, 6,200 acres south of State Road 52, the newest and still under construction.
There are two Land O' Lakes
This is the thing to understand before you price anything.
The older side is lakes and acreage: Lake Padgett Estates and the settlements the name absorbed in 1950. Larger lots, mature trees, often no CDD, sometimes no HOA, and sometimes a well and a septic tank. It rents to people who want space and are willing to drive for it.
The newer side is Connerton, Bexley, Ballantrae, and Angeline. Master-planned, with amenity centers, an HOA, and a CDD assessment on the tax bill, which behaves exactly as it does in Riverview: on the property tax bill rather than the HOA bill, due whether or not the house is occupied, and invisible to your tenant.
The two need pricing, marketing, and managing differently, and the mistake is treating a number from one side as a guide to the other.

A new hospital campus is changing who rents here
Moffitt Cancer Center opened a 120,000 square foot outpatient center in January 2026, on its 775-acre Speros campus in Angeline.
For a landlord that is the most useful thing on this page. A campus of that size brings staff who need somewhere to live within a short drive, and hospital tenants tend to sign longer and stay longer than commuters. It is a steadier source of demand, and it is here now rather than promised.
It also means more houses. Angeline is 6,200 acres and still being built, so new construction will keep arriving alongside whatever you own.
This is Pasco County
The tax bill and any CDD line are Pasco's, homestead is the Pasco property appraiser, and the schools are Pasco County Schools. If you have owned in Hillsborough before, none of those habits carry over.

Why is the rent range here lower than in [Lutz](/areas-we-serve/lutz) or [New Tampa](/areas-we-serve/new-tampa)?
Distance, mostly, and a housing mix that includes a lot of townhomes. A lakefront house on acreage here does not rent for a Land O' Lakes average, so the range is a starting point rather than an answer.
Does my house have a CDD?
It depends which Land O' Lakes you are in. Connerton, Bexley, Ballantrae, and Angeline carry one. The older lake and acreage side often does not. The tax bill settles it, and we will pull it for you.
Will the new Moffitt campus help me rent my house?
It should. A 775-acre campus with an outpatient center already open brings staff who need housing nearby, and hospital tenants tend to stay longer than commuters. It is worth putting the drive time in your listing.
My house is on a lake with a dock. What should the lease say?
More than most leases do. Who maintains the dock, whether a boat or a lift is included, and what the tenant may do at the water all need writing down rather than assuming.
What do you charge?
One month's rent to place a tenant, 10 percent of the rent each month to manage, and $250 when an existing tenant renews. There is no management charge for the months your house sits empty.
