Riverview sits about 12 miles southeast of downtown Tampa along the Alafia River, reached by I-75, US 301, and the Selmon Expressway. Most of it went up after 2000, in master-planned communities with their own pools, gyms, and playgrounds.

That is who rents here. Tenants want a newer house with an amenity center, and they will compare yours against four others in the same community before they book a showing.

What houses rent for in Riverview

Three-bedroom houses in Riverview have been renting for roughly $2,200 to $2,500 a month through 2026, with the average near $2,250. Four bedrooms, a pool, or a conservation lot push above it. Townhomes and villas sit below.

What moves the number here is different from an older suburb. The houses are similar to one another, sometimes the same floor plan on the same street, so the things that separate one listing from the next are condition, photographs, and the date it is available. A house that shows well leases at the top of that range. One with tired carpet and eleven dark photos sits, and then gets a price cut.

Managing rentals in Panther Trace, Triple Creek, and Riverview's other master-planned communities

  • Panther Trace, one of the older of the big communities, with its own CDD and a wide mix of floor plans.
  • Triple Creek, newer and still building out, so your tenant's alternative is often a brand new house from the builder.
  • South Fork and Summerfield, established, with the deeper rental history of the group.
  • Waterleaf, gated, with fiber and an amenity center, and the highest CDD assessments in this list.

The CDD is the number that surprises owners

Most Riverview communities have one. A community development district borrowed the money to build the roads, the drainage, and the amenity center, and the homeowners repay it through an assessment on the property tax bill. In Riverview that is commonly $1,200 to $2,200 a year. Waterleaf's runs from about $1,645 to $2,303, depending on the lot.

That is mid-range for Tampa Bay. Wesley Chapel, over the Pasco line, runs higher still.

It is not the HOA fee, and it is not optional. It appears on the November tax bill as a non-ad valorem assessment, and if you escrow, your lender collects it monthly along with your taxes and insurance.

For a landlord it matters twice. It is a fixed cost that comes out of the rent whether the house is occupied or not, and it is a number your tenant never sees, so it belongs in your math rather than in theirs.

Every district publishes its own budget, assessment rates, and meeting agendas on its own website, because it is a unit of local government and Florida requires it (section 189.069). Panther Trace and Waterleaf both have one. Search the community name plus CDD, or send us the address and we will pull it.

Your community's leasing rules probably do bind you

Florida changed the rules on rental restrictions in 2021. A restriction adopted after July 1, 2021 applies only to owners who took title after it passed, or who consented to it (section 720.306(1)(h), Florida Statutes).

That protects a lot of owners in older neighborhoods. It protects fewer here. In a community built after 2000, the leasing rules were usually written into the original documents by the developer, which means they were in force before you bought and the 2021 change does nothing about them. A minimum lease term, a wait after purchase before you can rent at all, and a cap on how many homes in the community may be leased at once are all common in newer communities, and all enforceable when they came with the community.

What to know about renting your house in an HOA community

The rules do not stop at whether you are allowed to rent. In most Riverview communities they follow the tenancy.

Your community may approve the tenant. Where the documents allow it, the association screens applicants and charges a fee for doing it, and that step sits between your signed lease and your move-in date. Put it in the timeline rather than meeting it the week before.

You stay responsible for what your tenant does. A brown lawn, a boat on the driveway, cans left out on a Thursday, a pickup parked where pickups are not allowed. The notice comes to you, because you are the member.

Pet and vehicle rules shrink your pool. A weight limit on dogs, or a ban on a work truck in the driveway overnight, rules out a slice of the people who would otherwise apply. Worth knowing which slice before you set a rent.

A newer house is easier to insure and harder to make stand out

The roof question that complicates an older house barely applies here. A house built in 2015 has a roof an insurer is comfortable with, and the four-point inspection an older home gets asked for usually is not requested.

Questions from owners in Riverview

Does the CDD assessment come out of my rent or the tenant's?

Yours. It is on the property tax bill, which is the owner's, and it is due whether or not anyone is living there. Build it into the number before you set a rent, not after.

How do I find my community's CDD assessment?

The property tax bill on the Hillsborough County tax collector's site shows it by address as a non-ad valorem line. The district's own website carries the budget and the split between the debt portion and the operations portion. Send us the address and we will pull both.

My community says I have to wait a year after buying before I can rent. Can they do that?

Usually yes, if it was in the documents when you bought. The 2021 change to Florida law only limits restrictions adopted after July 1, 2021, and most Riverview communities had theirs from the start. We will read your documents and tell you what applies.

Why is my house sitting when the one down the street leased in a week?

In a community of similar houses it is almost always price, photographs, or condition, in that order. We will tell you which one it is, and what it would take to fix it, before suggesting a price cut.

What do you charge?
