Property Management in Lutz, FL
Lutz sits about 15 miles north of downtown Tampa, straddling the Hillsborough and Pasco line along US 41, Dale Mabry Highway, I-275, and the Veterans Expressway. It is older than the master-planned suburbs east of it, the lots are bigger, and a good deal of it was never platted into a subdivision at all.
What houses rent for in Lutz
Lutz rents higher than anywhere else we manage. Three and four-bedroom houses commonly run $2,200 to $3,500 a month, and larger houses, acreage, and lake access go well past that.
The spread is the widest of any area on this site, because the housing is. A 1970s three-bedroom on a half acre and a newer five-bedroom behind a gate are both Lutz, and they are not the same product.

Managing rentals along Dale Mabry, Lutz-Lake Fern Road, and out on the acreage
Lutz is less a set of subdivisions than a set of areas.
- The village core, around US 41 and Lutz-Lake Fern Road, the oldest part, where the railroad depot replica stands.
- Around the lakes, where lot sizes climb and water access starts to price the house.
- The Dale Mabry and Van Dyke corridors, where the gated communities and the newer construction are.
- North and west of US 41, the rural acreage, much of it on well and septic.
The county line runs through Lutz
This is the part that catches owners, and it catches them quietly.
Lutz's zip codes, 33548, 33549, 33558, and 33559, do not stop at the Hillsborough line. They continue north into unincorporated Pasco as far as State Road 54. So a Lutz postal address tells you very little about which county you are actually in.
That matters because the county decides which tax collector sends the bill and lists any assessments on it, which property appraiser handles homestead and the assessed value, and which school district your tenants are asking about.
Two houses on a Lutz address a mile apart can differ on all three. Send us the address and we will tell you which side you are on before it matters.
A lot of Lutz has no HOA, no CDD, and no deed restrictions
That is unusual here, and it is the opposite of Riverview, where nearly everything carries both.
What it saves you is real. No association dues, no assessment on the tax bill, no approval step between your signed lease and your tenant moving in, and no rule about how soon after buying you are allowed to rent at all.
What it removes is also real. Nobody is enforcing what the street looks like. The boat next door stays, the grass across the road grows, and the house your tenant is deciding about is judged partly on all of it. On a street with no association, the condition of your own house is doing all the work.
Well and septic change the job
A meaningful share of Lutz houses run on a private well and a septic tank rather than county water and sewer, particularly in the older core, around the lakes, and on the acreage.
For a landlord that changes three things.
They are yours. There is no utility to call. A failed well pump and a backed-up drain field are both owner repairs, and both are the kind a tenant reports at nine at night.
Tenants need telling. Someone who has only rented on city water does not know that a septic system has opinions about wipes, grease, and a garbage disposal. That belongs in the lease and in the move-in conversation rather than in a repair bill three months later.
Budget for the pump-out. A septic tank needs emptying on a schedule rather than when it fails, and the schedule is cheaper than the failure.

A Lutz address does not settle it. The zip codes run north past the county line into Pasco as far as State Road 54. It decides your tax collector, your property appraiser, and your school district, so it is worth knowing for certain. Send us the address.
My house has no HOA. Is that better or worse for renting it out?
Better on cost and on speed, because there are no dues, no assessment, and no approval step before a tenant moves in. Harder on presentation, because nothing obliges the street to look after itself. Your own house has to carry the listing.
The house is on a well and a septic tank. Does that put tenants off?
Not usually, once they understand it. What causes problems is finding out afterwards. We put it in the lease and go through it at move-in.
Why does Lutz rent for more than [Brandon](/areas-we-serve/brandon) or Riverview?
Bigger lots and bigger houses, mostly, plus lake access on part of it. It is a different product rather than the same house at a higher price.
What do you charge?
