Property Management in New Tampa, FL
New Tampa sits at the top of Hillsborough County between I-275 and I-75, and the City of Tampa annexed the whole 24 square miles of it in 1988. Tampa Palms was already under way by then and Hunter's Green followed in 1991, which makes these the oldest master-planned communities we manage in.
That age is the whole story of this page. Everything here looks like Riverview, and behaves like something between Riverview and Brandon.
What houses rent for in New Tampa
Three-bedroom houses in New Tampa have been renting at about $2,300 a month through 2026, up around 5 percent on a year ago, with listings running from roughly $2,050 to $3,200 depending on the community and the size.

Managing rentals in Tampa Palms, Hunter's Green, and New Tampa's other communities
- Tampa Palms, the oldest of them, begun in the mid 1980s, and large enough that one name covers several very different streets.
- Hunter's Green, gated and golf-centered, established in 1991.
- West Meadows, Arbor Greene, and Cross Creek, the middle of the New Tampa rental market.
- Heritage Isles and Pebble Creek, golf communities with their own fee structures.
- Live Oak Preserve and K-Bar Ranch, the newer end, where the CDD is still early in its term rather than late.
Being inside Tampa city limits changes less than owners expect
New Tampa is in the city, unlike Brandon or Riverview. Two things follow, and the second is the one people get wrong.
It does change the tax bill. A city address pays City of Tampa millage on top of the county's, so two otherwise identical houses, one here and one in unincorporated Hillsborough, do not carry the same tax. It also means city water and sewer, Tampa police and fire, and city code enforcement rather than the county's.
It does not change the landlord rules. Florida preempted local tenant ordinances in 2023, in section 83.425, which voided roughly forty city and county rules across the state including Hillsborough County's tenant bill of rights. So there is no extra city layer to comply with here. Notice periods, deposits, and evictions run on state law, the same as anywhere else we manage.
If you have read that Tampa or Hillsborough has its own tenant rules, that is what you are remembering, and it has not applied since July 2023.
Your CDD may be further along than you think
A CDD assessment has two halves. The debt half repays the bonds that built the roads, the drainage, and the amenities, and it runs for the life of those bonds, typically 20 to 30 years. The operations half pays to run and maintain what was built, and it does not end.
New Tampa's older communities were built 30 to 40 years ago. That puts several of them at or past the end of their original bond terms, which means the debt half of the assessment may have come off the bill already, or may be close to it.
That is worth checking rather than assuming in either direction. Some districts issue new bonds for later phases or for refurbishment, so an old community is not automatically a cheap one. The tax bill is the authority, and the district's own website carries the split.

Roofs are starting to matter here
A house built in 1991 is 35 years old. That is not old for Florida, and it is the age at which a landlord policy gets more complicated.
An insurer cannot refuse a policy on roof age alone when the roof is under 15 years old. Once it passes 15, you can pay for an inspection, and five or more years of useful life left means age by itself is still not a reason to turn you down (section 627.7011, Florida Statutes).

Who rents here
The University of South Florida and the hospitals along its edge sit immediately south of New Tampa, which puts a steady pool of tenants within a short drive: staff, residents, and graduate students who want a house rather than an apartment.
That is a different pool from Wesley Chapel, where the tenant is usually commuting the length of an expressway, and it is why New Tampa's rentals are less exposed to a bad day on I-75. Bruce B. Downs is the spine here, and it is a surface road with lights rather than a highway, so it congests differently: steadily at the same hours, rather than all at once.

Questions from owners in New Tampa
Does being in Tampa city limits mean extra rules for my rental?
No. Florida preempted local tenant ordinances in 2023, so notice periods, deposits, and evictions follow state law here exactly as they do in unincorporated Hillsborough. What the city address does change is your tax bill, which carries city millage, and who provides your water, police, and code enforcement.
My neighbor says their CDD is nearly paid off. How do I check mine?
The property tax bill shows the assessment as a non-ad valorem line, and the district's own website carries the split between the debt half and the operations half. The debt half ends when the bonds are repaid. The operations half does not. Send us the address and we will pull both.
My house is from 1992. Will that make it harder to insure?
It makes the roof the first question. Under 15 years old and age alone is not a reason to refuse you. Older than that and an inspection showing five or more years of life left protects you the same way. It is worth knowing the roof's age before you list.
Is New Tampa the same market as Wesley Chapel?
They look similar and they rent to different people. Wesley Chapel's tenant is usually commuting down an expressway for a newer house. New Tampa's is often working at the university or the hospitals a few minutes south, in an older house, in a community whose CDD may be decades further along.
What do you charge?
