Wesley Chapel sits in southern Pasco County, north of the Hillsborough line, reached by I-75, State Road 56, and Bruce B. Downs Boulevard. Most of it has been built since 2000 and a good deal of it is still going up.
That is the trade tenants are making here. They accept a longer drive to get a newer and larger house than the same rent buys closer in, which means the commute is part of what you are marketing rather than an objection to work around.
What houses rent for in Wesley Chapel
Three-bedroom houses in Wesley Chapel have been renting at about $2,200 a month through 2026, with listings running from roughly $2,000 to $2,500. Four bedrooms, a pool, or a conservation lot go above that. The wider median across all home sizes sits nearer $2,475, which is worth knowing if you own something larger.

The commute is longer than it looks on a map
The drive into Tampa from here is all expressway. I-75 south, then I-4 or the Selmon for downtown, and further again for MacDill Air Force Base at the far end of the peninsula.
Expressway cuts both ways. Off-peak it moves, and the time your phone quotes is about right. At rush hour it backs up in the same places every day, and the time your phone quotes is not.
MacDill is the long version of that, because the drive crosses the whole city rather than stopping at the edge of it.
Worth saying plainly when a tenant asks, rather than letting them work it out in week two. Someone renting here is usually trading the drive on purpose, for a newer or larger house than the same rent buys closer in.

- Seven Oaks, established, central, and one of the communities people name when they say Wesley Chapel.
- Meadow Pointe, large enough to run across several districts, so the assessment on your street is not the one on the next.
- Watergrass and Epperson, newer and east, with Epperson known for its lagoon.
- Estancia and Union Park, newer still, and closer to the State Road 56 corridor.
- Wiregrass Ranch, next to the shopping and the hospital, which is most of why tenants ask for it.
- Quail Hollow, older and larger-lot, and the exception to nearly everything else on this page.
This is Pasco County, and that changes where you look
Everything a landlord checks lives somewhere different here than it does in Brandon or Riverview. It is the most common reason an owner gets a number wrong on a Wesley Chapel house.
- The tax bill, including the CDD line, is Pasco's: pascotaxes.com.
- Homestead and the assessed value are the Pasco County Property Appraiser, not Hillsborough's.
- Schools are Pasco County Schools, pasco.k12.fl.us. Tenants with children ask which schools a house is zoned to before they ask much else, so it is worth having the answer ready rather than looking it up on the phone.

The CDD runs higher here
Most Wesley Chapel communities have a community development district, and the assessments are among the steepest in Tampa Bay: commonly $1,200 to $3,600 a year, against $1,200 to $2,200 in Riverview.
It is on the property tax bill rather than the HOA bill, it is due whether or not anyone is living in the house, and your tenant never sees it. So it belongs in your math before you set a rent.
Meadow Pointe is the one that catches people. It is large enough to be covered by more than one district, so two houses a few streets apart can carry different assessments. Check the address rather than the community.
Every district publishes its own budget and assessment rates on its own website, because it is a unit of local government and Florida requires it (section 189.069). Seven Oaks and Meadow Pointe both have one.

You are competing with the builder, not only the neighbors
This is the part that is different from anywhere else we manage. In a community that is still selling, a tenant looking at your house is often also looking at a brand new one from the builder, and the builder can offer things you cannot: a rate buydown, closing costs, a fresh warranty, and a house nobody has lived in.
You are not going to beat that on newness. What you can do is be ready sooner, price against what is actually leasing rather than what is listed, and present the house so it does not look like the tired option. In a community of similar houses, condition and photographs decide which one leases first.

It changes where you look. The tax bill and the CDD line are Pasco's, homestead is the Pasco property appraiser, and the schools are Pasco County Schools. Florida landlord law is the same statewide.
My house is in a community that is still building. Should I price under the builder?
Not automatically. You are competing on being available now and on condition rather than on newness. We price against what has actually leased in the community in the last few months, which is usually a different number from the builder's advertised one.
What do you charge?
