Property Management in Bradenton, FL

Bradenton sits on the Manatee River about 45 miles south of Tampa, inland of Anna Maria Island and north of Sarasota. It is the southern end of what we cover, and for an owner it is the one page on this site where the answer to "who do I call" is a different set of offices entirely.

What houses rent for in Bradenton

Houses in Bradenton rent for about $2,800 a month, with the average across all property types nearer $2,250, which reflects how much of the housing here is condominiums and villas rather than houses.

That puts a Bradenton house at the upper end of what we manage, above Brandon, Riverview, and most of mid-Pinellas. The proximity to the Gulf beaches and the seasonal demand that comes with it are doing much of that work.

Managing rentals in West Bradenton, Palma Sola, and Bradenton's other neighborhoods

• Palma Sola, west toward the bay, the top of the market.
• West Bradenton, established single-family streets and the steadiest annual-lease demand.
• Riverview Boulevard and downtown, older housing, walkable, close to the river.
• The Village of the Arts, small, distinctive, and priced unlike the rest of the city.
• Bayshore Gardens and Braden River, mid-market, and where most of the everyday rental stock is.

Manatee County is a different world, and that is the whole point

If you have owned a rental in Hillsborough or Pinellas, the single most useful thing on this page is a list of the things that are not where you expect them.

The property appraiser is Manatee's. Your assessed value, your homestead if you have one, your exemptions, and the mailing address on the parcel are all handled by the Manatee County Property Appraiser. Filing in the wrong county is a wasted month.

The tax collector is Manatee's. Your bill and any non-ad valorem assessments come from the Manatee County Tax Collector, on Manatee's schedule and at Manatee's millage. Two houses of the same value, one here and one in Hillsborough, do not carry the same tax.

The schools are the School District of Manatee County. Your tenants will ask. The answer is not the one you would give about a Hillsborough address.

Permits come from Manatee County or the City of Bradenton. Which one depends on whether your address is inside the city limits or in unincorporated Manatee, and a Bradenton mailing address does not settle it. Find out before you plan work between tenants.

The short-term rental tax is Manatee's too. A rental of six months or less is a transient rental in Florida, and Manatee's tourist development tax is 6 percent on top of the state charge and the county surtax. None of this is difficult. It is just entirely separate, and the mistakes are the boring, expensive kind: a filing sent to the wrong office, a deadline read off the wrong county's calendar, a permit pulled from the wrong counter.

The seasonal question

Bradenton is close enough to Anna Maria Island and the beaches that seasonal demand is real here in a way it is not in east Hillsborough. That shows up as pressure to take a winter tenant at a strong monthly rate.
