Property Management in Clearwater, FL
Clearwater runs from the Gulf beaches across to Tampa Bay, and it contains two rental markets that have very little to do with each other. Clearwater Beach and Island Estates are a seasonal, furnished, high-turnover business. Countryside, Morningside, and Skycrest are ordinary annual-lease suburbs. Same city, same tax collector, completely different job.
What houses rent for in Clearwater
Houses in Clearwater rent around a $2,500 median, with three bedrooms commonly in the $2,300 to $2,600 range on the mainland. The beach runs well above that, and it is usually quoted by the week or the month rather than by the year, which makes the two numbers hard to compare and easy to mix up.
Rents here are down about 2.5 percent over the last year. That is the opposite direction from Hillsborough, and it is worth knowing before you decide what your house is worth.

- Sand Key, condos almost entirely, so the building's documents decide more than the market does.
- Countryside, the largest mainland area, deed-restricted subdivisions and the steadiest annual-lease demand in the city.

- Skycrest and downtown Clearwater, older and more affordable, with the widest gap between a maintained house and a tired one.
The six-month line, and what crossing it costs
This is the thing to get right before you sign anything, and it catches owners who think of a winter rental as a favor to a friend of a friend.
Florida taxes the rental of living quarters for a term of six months or less as a transient rental. The state charge is 6 percent (section 212.03, Florida Statutes). Pinellas adds a 1 percent discretionary sales surtax and a 6 percent tourist development tax. That is 13 percent on the total rent, and the tourist development half is collected by the county rather than by the state, so a short lease means registering in two places.
The exemption is narrow and specific. The tax does not apply where you have entered into a bona fide written agreement for continuous residence longer than six months at the property. Longer than, not six months. A six-month lease is taxable. A seven-month lease, written and continuous, is not.
Three things follow for a landlord here.
A seasonal lease is a business rather than a lease. Four months at a beach rate can gross more than twelve months at a mainland rate, and it also carries furnishing, utilities, turnover, cleaning, an empty summer, and 13 percent off the top. Run both numbers before you assume the seasonal one wins.
Write the term deliberately. The difference between six months and seven is one month of occupancy and the entire tax question. If you are close to the line, know which side you are on before the lease is signed rather than after.
Check what any booking platform actually remits. Some collect some of these taxes and not others, and in a county that collects its own tourist development tax the gaps are easy to miss. The liability is yours.

The beach is a different building problem too
Beyond the tax, the beach and the islands are mostly condominiums, which means the building's documents and its reserves matter more than the rental market does. Florida tightened the reserve rules for buildings of three habitable stories or more, and owners can no longer vote to underfund them. I want to rent my house out for the winter. What will I owe?
If the term is six months or less, Florida treats it as a transient rental: 6 percent state sales tax, 1 percent Pinellas surtax, and 6 percent Pinellas tourist development tax, so 13 percent of the rent. You register with the Department of Revenue for the first two and with Pinellas County for the third.
Does a six-month lease avoid the tax?
No. The exemption needs a written agreement for continuous residence longer than six months. Six months exactly is on the taxable side of the line.
Is a seasonal rental worth more than an annual one?

Why are Clearwater rents falling when Tampa's are rising?
Different supply. Pinellas is built out and its population is not growing the way east Hillsborough's is, so new demand does not arrive the same way. It is a reason to price carefully rather than a reason to sell.
