Carrollwood sits northwest of downtown Tampa off Dale Mabry Highway, around Lake Carroll. It was the first planned community in Hillsborough County, begun in the late 1950s, and it grew outward in phases for thirty years, which is why one name covers streets with very different paperwork behind them.
What houses rent for in Carrollwood
Houses in Carrollwood rent for about $2,350 a month, with the average across all property types slightly below that at around $2,300.
That puts Carrollwood a little above Town 'n' Country on the other side of the county and a little below Westchase to its west, which is roughly where its housing sits: older than Westchase, larger and leafier than Town 'n' Country, and close enough to Dale Mabry that the commute sells itself.

Managing rentals in Original Carrollwood, Carrollwood Village, and the rest
- Original Carrollwood, the oldest, around Lake Carroll, with the lake access and the largest mature trees.
- Carrollwood Village, developed later and further north, with its own associations and its own golf history.
- Carrollwood Meadows and Village Xing, mid-market, and the steadiest rental demand of the group.
- The Northdale edge, north of Village, frequently listed as Carrollwood and worth checking against the plat.
No monthly bill does not mean no rules
This is the Carrollwood mistake, and it is an easy one to make.
Owners here often find there is no monthly association invoice, no gate, and no management company, and conclude the house is unrestricted. A good deal of Carrollwood is not. Deed restrictions were written into the original development and, in Original Carrollwood, the developer's rights under them were transferred to the Carrollwood Civic Association in 1973. Restrictions of that kind run with the land rather than with an association's billing.
What they typically cover is more than cosmetic. Single-family occupancy. Building setbacks. Approval before construction. Standards for how the property is kept.
For a landlord the practical points are these.
Single-family occupancy language is the one to read first. If you were considering renting by the room, or to a group that is not a single household, that is exactly the clause that decides it.
You are the one who answers for the property's condition. Whoever enforces, they come to the owner, not to your tenant.
Approval before construction still applies. Replacing a fence or adding a structure between tenants is the moment this surfaces, usually after the work is done.
Enforcement varies, and that is not the same as absence. A restriction that has not been enforced lately is still recorded. Plan around what the documents say rather than around what the street has tolerated.

A Tampa address that is not Tampa
Carrollwood is unincorporated Hillsborough County. The mail says Tampa, the jurisdiction does not.
For an owner that means no City of Tampa millage on the tax bill, county rather than city code enforcement, and county permitting. I do not pay an HOA. Does anything restrict my house?

It matters less than what is recorded. Enforcement can restart, and a restriction that has gone quiet is not a restriction that has gone away. Plan around the documents.
What do you charge?
