Tampa is the city itself, about 175 square miles of it, and it holds a wider range of housing than anywhere else we manage. A 1925 bungalow in Seminole Heights, a 1960s block house in East Tampa, a 2021 townhouse in the Channel District, and a waterfront house on Davis Islands are all Tampa addresses, and none of them rents to the same person.

What houses rent for in Tampa

Three-bedroom houses in Tampa have been renting at about $2,400 to $2,700 a month through 2026, roughly 4 percent up on a year ago.

Treat that as a starting point rather than an answer, because the city is not one market. The same three bedrooms can be a $1,900 house north of Hillsborough Avenue or a $5,000 house off Bayshore. What your house rents for depends more on which three miles of Tampa it sits in than on its bedroom count.

Managing rentals in Seminole Heights, Ybor, Westshore, and the rest of Tampa

What the law asks of you when a storm damages your rental

This is the part that changed, and most owners have not heard about it.

Florida amended section 83.63, the casualty-damage section of the residential landlord and tenant act, in June 2025. If the house is damaged or destroyed through no fault of the tenant, and the damage substantially impairs their enjoyment of it, two things follow.

Your tenant can end the lease and move out. Not at the end of the term, and not after a notice period. Immediately. If they do, you have to handle the security deposit under section 83.49(3), the same 15 and 30 day clock as any other move-out.

Or they can stay and pay less. A tenant may vacate only the part of the house the casualty made unusable, and their rent is reduced by the fair rental value of that part. A house with one flooded bedroom is not a house with no rent due, and it is not a house with full rent due either.

And there is a new duty on top of both. The tenant must be given the chance to collect their belongings when it is safe to do so, or told the date by which they will be able to, and that date has to be within a reasonable time. Locking a damaged house and dealing with it in a month is no longer an option (section 83.63, Florida Statutes, as amended by chapter 2025-190, effective 26 June 2025).

None of this is a reason not to own a rental in Tampa. It is a reason to know what the first 48 hours look like before you are in them.

Flood insurance, and what your policy does not do

A landlord policy excludes rising water. That is not a gap in a particular policy, it is how the policies are written, so flooding is covered by a separate flood policy or it is not covered.

Two things about that are worth knowing before you need them. Flood cover is written as building and contents separately, each with its own premium and deductible, so a building-only policy leaves the appliances and anything else you own inside the house uncovered. And a standard NFIP policy does not replace lost rent, so the months a damaged house cannot be lived in are months you are paying the mortgage out of something other than rent.

If your lender is federally regulated and the house is in a Special Flood Hazard Area, you already carry flood cover, because they are required to make you. If you own the house outright, nobody is requiring anything, which is exactly when it gets skipped. Our South Tampa page goes further into what a flood zone does to the building itself.

Tampa has no landlord rules of its own

Worth saying plainly, because people ask. Florida preempted local tenant ordinances in 2023, in section 83.425, which voided about forty city and county rules including Hillsborough County's tenant bill of rights. Notice periods, deposits, and evictions run on state law inside the city exactly as they do outside it. Questions from owners in Tampa

A storm damaged my rental. Can my tenant just leave?

If the damage substantially impairs their enjoyment of the house and it was not their doing, yes, and immediately. They can also choose to stay in the usable part and pay a reduced rent. Either way you owe them access to their belongings when it is safe, or a date. Call us before you change the locks or start the repair.

Does my landlord insurance cover flooding?

No. Landlord policies exclude rising water, so flood is a separate policy. Check whether yours covers contents as well as the building, and know that a standard flood policy will not replace the rent you stop collecting.

Is Tampa one rental market?

No, and pricing a house off a citywide average is the most common way to get the number wrong. Seminole Heights, East Tampa, Westshore, and Bayshore are four different markets with four different tenants. We price against the houses your house is actually competing with.

Is my house in Tampa or unincorporated Hillsborough?

A Tampa mailing address does not settle it. Carrollwood and Town 'n' Country are county, not city. It changes your tax bill, your code enforcement, and who picks up the trash, though it does not change the landlord rules. Send us the address.

What do you charge?
