Property Management in Town 'n' Country, FL
Town 'n' Country sits west of Tampa between the airport and the Veterans Expressway, mostly built between the 1960s and the 1980s. It is the largest unincorporated community in this part of the county, and it is ordinary in a way that turns out to matter: modest single-story houses, close to a great deal of work.
What houses rent for in Town 'n' Country
Houses here rent for roughly $1,800 to $2,600 a month, depending mostly on size, condition, and which pocket of the area they sit in.
That is the lowest band of any Tampa-side area we manage, and the gap is the point. A house here is minutes from the same job centers a South Tampa house serves at twice the rent. A tenant who works at the airport or in Westshore and wants a house rather than an apartment has a short list, and this is most of it.

The one place we cover that people buy in order to rent
Almost everything else on this site is written for somebody who did not plan on being a landlord: an inherited house, a move for work, a place that did not sell. Town 'n' Country is the exception, and it is worth being straightforward about why.
The rent-to-price relationship actually works here. House prices are lower than anywhere else this close to Tampa's employment while rents are not proportionally lower, which is the whole arithmetic an investor is looking for.
The demand is job-driven rather than seasonal. The airport and Westshore run year-round. There is no winter here and no summer lull of the kind the beaches have, and there is no school-year rhythm of the kind a master-planned suburb has. Houses lease in February as readily as in June.
Vacancies are short and rents are not dramatic. That combination suits somebody holding for yield and frustrates somebody hoping for a number that climbs. Know which you are before you buy another one.

Unincorporated, with a Tampa address
Town 'n' Country is unincorporated Hillsborough County. Part of Tampa International Airport sits inside it, which surprises people, but the community itself has no city government.
For an owner that means no City of Tampa millage, county code enforcement rather than city, and county permitting. It does not change the landlord rules, because Florida preempted local tenant ordinances statewide in 2023. Is Town 'n' Country a good place to buy a rental?
It is the area we cover where that question most often has a yes in it, because prices are low relative to the rent and the demand is year-round rather than seasonal. What it will not do is deliver a rent that climbs quickly. Tell us what you are trying to get out of it and we will tell you honestly whether this is the right place for it.
When should I list here?
Whenever the house is ready. Demand is driven by jobs at the airport and in Westshore rather than by a school year or a season, so the calendar matters less here than almost anywhere else we manage.
The houses are old. Is that a problem?
It is a question rather than a problem, and the answer is usually the roof. A 1970s house needs its roof age known before you list, because that is what an insurer asks about first.
Is my house in the City of Tampa?
No. Town 'n' Country is unincorporated Hillsborough with a Tampa mailing address. It changes your tax bill and your code enforcement, not the landlord rules.
What do you charge?
One month's rent to place a tenant, 10 percent of the rent each month to manage, and $250 when an existing tenant renews. There is no management charge for the months your house sits empty.
