Valrico sits east of Brandon along Bloomingdale Avenue and State Road 60, about 15 miles from downtown Tampa. It went up in pieces rather than all at once, which is why it has none of the uniformity of Riverview and why the lots run from ordinary suburban to genuinely large.
What houses rent for in Valrico
The median rent for a single-family house in Valrico is around $2,410 a month, and rents here moved up slightly over the last year rather than down.
Bedroom count matters more here than it does a few miles west. Three bedrooms sit nearer $2,200, four nearer $2,650, and five past $3,100. In Brandon and Riverview the houses are more alike, so condition and photographs do most of the separating. In Valrico the house itself is genuinely different from the one down the road.

The lot is what you are renting, and what you are maintaining
This is the practical difference between a Valrico house and a Riverview one, and it is worth settling before a tenant moves in rather than in August.
A quarter-acre lawn is a chore. A half-acre lawn with mature oaks, a shed, and an irrigation system is a job, and it is a job with a cost. Leave it to a tenant and one of two things happens: they do it, badly, and the yard you get back is not the yard you handed over, or they do not do it, and you are the one hearing from county code enforcement.
So the lease has to be explicit, and vague is worse than either answer.
Name who mows, and how often. "Tenant maintains the lawn" is not a standard a court or a tenant can measure. A frequency is.
Say who owns the irrigation. A well-fed irrigation system on a large lot fails eventually, and a pump is an owner repair. A tenant who does not know the zones exist will not report a broken head until the grass is dead.
Decide about the trees before the storm. Mature oaks are why people pay for these lots. They are also the thing that goes through a roof. Trimming is the owner's interest even when the lease is silent.
Price the service in if you provide it. On a large Valrico lot, folding lawn care into the rent and hiring it out is often the cheaper answer, because you keep control of the thing that decides what the house looks like when it comes back to you.
Unincorporated, and what that changes
Valrico has no city government. There is no city millage on the tax bill, no city permitting office, and code enforcement is Hillsborough County's rather than a city's. Practically that means a slower and more complaint-driven process than a city like Dunedin or Largo runs, which cuts both ways for a landlord.
It also means your mailing address is doing less work than you think. Addresses around here read as Valrico, Brandon, Lithia, and Riverview with boundaries most people could not draw, which is one more reason a rent estimate has to come from comparable houses rather than from a place name.

Why does my house rent for more here than the same house in Brandon?
Usually the lot, and sometimes the age. Valrico was subdivided later and looser, so the land under the house is doing part of the work. It is worth knowing which part, because the lot is also what costs you to maintain.
Should the tenant handle the lawn or should I?
On a small lot, the tenant, with a frequency written into the lease. On a third of an acre or more, it is often cheaper to build the service into the rent and hire it out, because what the yard looks like decides what the house re-rents for.
Who pays when the irrigation pump goes?
You do. It is part of the house rather than part of the tenancy. Which is exactly why the lease should say the tenant has to report a problem rather than water around it.
Is Valrico part of Brandon?
No, though the addresses blur and plenty of people use them interchangeably. Both are unincorporated Hillsborough, so the tax bill and code enforcement work the same way. The rents do not.
