Property Management in Fish Hawk, FL
Fish Hawk is a master-planned community in Lithia, at the eastern edge of Hillsborough County past Valrico, built out in phases from the late 1990s onward. It is the most amenity-heavy place we manage and, for a landlord, the most administratively complicated.
What houses rent for in Fish Hawk
Houses in Fish Hawk and the surrounding Lithia area carry a median rent around $2,500 a month, which puts it at the top of east Hillsborough, above Valrico, Brandon, and Riverview.
What you are charging for is the community rather than the house. The pools, trails, and fitness centers are the product, and a tenant comparing your house with one two streets away is comparing two houses with identical access to all of it. That makes condition, photographs, and availability date do almost all of the separating, exactly as in Riverview.

One name, many rulebooks
This is the thing that catches owners here, and it catches the ones who did their homework in the wrong place.
Fish Hawk's rental restrictions are set at the section level rather than for the community as a whole. Most sections require a minimum lease term of 12 months. Some sections cap the number of homes that may be leased at any one time, which is a different kind of rule altogether: it is not a restriction on how you rent, it is a restriction on whether you may rent this year.
A cap that is full means your house waits for a spot, and a spot opens when another owner's tenant leaves. That is not a hypothetical cost. It is a vacancy you did not plan and cannot shorten by lowering the rent.
There is also a waiting-list question, because a cap implies one. Where it exists, getting on it early is the whole game.
The assessments have their own history. The FishHawk Ranch Community Development District was formed in 2019 by merging three separate districts that had been created at different times, so the debt and operations halves of what you pay are not uniform across the community either. So the only useful answer to "can I rent my Fish Hawk house" is the one that comes from your section's own documents, in writing. Send us the address and we will get them and read them with you before you plan anything around the rent.
Why this matters more here than in Riverview
Riverview's story is about whether a leasing restriction binds you, and the answer usually turns on when it was adopted. Fish Hawk's is about which restriction applies to you in the first place, because the community is not one legal thing.
Two houses three minutes apart, both advertised as Fish Hawk, both using the same pool, can sit under different minimum terms and different caps. An owner who reads a neighbor's documents and assumes they are their own has read the wrong document.

Can I rent my Fish Hawk house out?
Almost certainly, and possibly not this year. Most sections require a minimum 12-month lease, and some cap how many homes may be leased at once. Your section's documents settle it. Send us the address and we will pull them before you make plans.
What is a rental cap and how do I know if I am under one?
A limit on how many homes in a section may be leased at the same time. Where one exists, the association keeps count and often keeps a list. It is in the community documents rather than in state law, which is why it varies inside one community.
My neighbor rents theirs out. Does that mean I can?
Not necessarily. Sections inside Fish Hawk have different documents, and a cap that had room when your neighbor applied may be full now. Read your own.
Why is Fish Hawk more expensive than Riverview?
The amenities, mostly, and newer houses in parts of it. What you are renting is the community as much as the house, which is also why condition and photographs decide which of two similar listings goes first.
What do you charge?
