Seminole sits between Largo and the Intracoastal, with the Gulf beaches about ten minutes west across the bridges. It is a quieter, greener piece of mid-Pinellas built around Lake Seminole, and it rents for more than the mid-county neighborhoods inland of it.

What houses rent for in Seminole

Houses here rent for about $2,300 to $2,700 a month, with the average for a single-family house nearer the top of that and the median across all types nearer $2,200.

That is above Largo next door, which is worth pausing on, because the houses are not obviously different. What people are paying for is the next section.

Managing rentals in Oakhurst, Bardmoor, and Seminole's other neighborhoods

  • Oakhurst, west toward the Intracoastal, the closest run to the beaches.
  • Bardmoor and Bayou Club, the top of the market, golf and gated.
  • Ridgewood Groves and Seminole Grove Estates, established single-family streets in the middle of the city.
  • Tara Cay and the Boca Ciega edge, on the water, where the flood question below is not academic.

Near the beaches, mostly out of the water

This is the argument for owning a rental here, and it is worth being precise about.

The City of Seminole puts about 11 percent of its properties inside the 100-year floodplain, and says the flooding it worries about comes from Long Bayou, Lake Seminole, and the ditches and streams feeding them. That is a small share for coastal Pinellas, and it is the opposite of a barrier island, where the question is not whether you are in a zone but which one.

For a landlord that shows up as an insurance bill rather than as a headline. The same tenant who wants to be near the water pays close to the same rent here as a few streets nearer to it, while the cost of carrying the house is lower. That gap is the return on a Seminole house, and it is why the rent sits above Largo without the house being any better.

Two honest qualifications.

Eleven percent is a city figure, not your address. The streets near Long Bayou, Boca Ciega, and the lake are where that 11 percent mostly is. Pull your own zone before you assume you are in the 89.

Out of a zone does not mean out of the water. Flooding happens outside mapped zones, your landlord policy excludes rising water wherever the house is, and flood cover is a separate policy. It is cheaper outside a Special Flood Hazard Area, not unnecessary. Who rents in Seminole

People who want the beach without beach costs, which turns out to be a steadier tenant than the beach itself gets. They are here year-round rather than for a season, they are not paying a barrier-island premium, and they tend to stay once the commute and the schools are working.

That is a different proposition from Clearwater, where an owner is genuinely choosing between an annual lease and a seasonal one. In Seminole there is no such choice to make, and that simplicity is worth something.
